Built-to-suit (BTS) is often pitched as the premium option. The real test is simpler: if retrofitting a ready-built shell to meet your spec costs more than 25-30% of a 5-year lease, BTS is almost always cheaper on a total-cost-of-occupancy basis.

Sectors that typically force a BTS decision: cleanrooms (electronics, pharma, cosmetics), high and stable power loads (metallurgy, casting), HACCP/GMP-grade environments (F&B, processing), production lines longer than standard shell modules, or unusual ceiling load for heavy overhead cranes.

BTS lets you lock the load-bearing decisions at design stage: substation location, utility-pipe layout, dock door orientation, dock-leveler position. Retrofitting any of these post-handover costs many times more.
